We stock and install FAAC-compatible hinge and roller replacements for Austin homes and commercial properties, with most swaps running between $185 and $420 installed depending on your gate’s size and weight. We carry the common FAAC S450H, S700H, S800H, and 400-series hinge and roller kits on the truck, so we’re usually in and out the same day you call. Most owners discover a failed hinge or roller when the gate starts dragging on the ground, squealing like a stuck pig, or refusing to close all the way against the stop. The failure is rarely sudden. It creeps in. A little sag here, a little grinding there, until one afternoon the gate simply won’t budge without a fight.
What you’re dealing with is a wear part. The hinge carries the full weight of the gate leaf every time it swings, and the roller takes the ground load on a cantilever or tracked setup. In Austin’s heat and occasional ice, the nylon rollers get brittle and the steel hinge pins wallow out their bushings. When we show up, we bring the replacement plus a second set of eyes for anything else that’s quietly failing while we’re in there.
Which FAAC Models This Applies To
The hinge and roller assemblies we replace cover most of the FAAC swing and sliding gate lines you’ll see across Austin: the S450H, S700H, S800H, 400-series, C720, C721, and the older 390/391 swing operators paired with matching gate hardware. If you’re not sure what model you have, check the operator housing for a silver or white FAAC sticker. The model number is printed right on it, usually starting with an “S” for swing or a “C” for slide. For the gate leaf itself, measure the hinge bolt pattern before you order anything. FAAC hinges come in specific pin diameters (commonly 20mm or 25mm) and plate offsets, and the wrong offset makes the gate bind even with new parts.
Here’s a gotcha we see often in Austin: the hinge and roller hardware is frequently an aftermarket part to begin with. Many gate fabricators built the leaf with generic hardware and only the operator is FAAC-branded. That’s not a problem. We match the physical dimensions and load rating. But if you order a “FAAC hinge” online based on your operator model alone, you can end up with a part that doesn’t fit your gate. OEM FAAC hinge kits exist and we install them when the setup calls for it, but a quality aftermarket hinge with a hardened pin and greaseable bushing will often outlast the OEM part in Texas weather. We’ll tell you which one makes sense for your gate, in plain words, with a written price either way.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- Gate sags toward the latch side. The top hinge pin and bushing are worn. The leaf tilts down and the latch no longer lines up with the strike plate. This is the most common hinge failure we replace in Austin.
- You hear a grinding or metal-on-metal shriek when the gate moves. The roller wheel has seized or the bearing inside it is gone. The gate is now dragging a flat-spotted wheel across the track, and that noise is the wheel destroying itself.
- The gate gets stuck partway and the operator faults out. A collapsed roller or sagging hinge increases the load beyond what the FAAC operator is rated to push. The operator’s obstruction sensor trips. It’s not the motor failing. It’s the hardware underneath it.
- Visible flat spots or cracks on the roller wheel. Austin’s summer heat cycles make nylon rollers brittle. Once they crack, they split fast. A cracked roller is a matter of weeks from a gate that won’t move.
- You can lift the gate leaf up and down by hand at the hinge end. That vertical play means the hinge pin or bushing clearance is gone. The weight that should be carried by the hinge is now bouncing on the operator arm, and that shortens the operator’s life.

AfterReplacement Cost & What’s Included
For a typical single-leaf residential swing or slide gate in Austin, a hinge and roller replacement runs from $185 to $420 installed. That includes the parts, our labor, greasing and adjusting the remaining hardware, and a full open/close cycle test to confirm the gate is tracking straight and the operator isn’t fighting the load. Heavier commercial gates, or jobs where both hinges and both rollers are shot, land at the higher end or slightly above. What drives the range is the gate’s size and weight, the hinge pin diameter, and whether we’re doing one roller or both.
You’ll get a written price before any work starts, always. No surprise line items at the end. The replacement parts and labor are covered by our 365-Day Done Right Promise: if the repair isn’t holding up, we come back and make it right at no charge. In the past several summers running commercial swing gate work out near the Domain, we learned that a gate that gets used forty times a day eats hardware faster than one that moves twice. We quote accordingly and we don’t under-sell the parts just to win the job.
DIY or Call Us?
You can safely check for visible play, flat spots on the rollers, and rust around the hinge pins without touching a tool. What you shouldn’t do is unbolt a gate hinge while the leaf is still hung. A full-size driveway gate weighs anywhere from 300 to 800 pounds, and when the last bolt comes out, that gate falls. Even with the operator disconnected, it will go where gravity wants it to go. We’ve seen the aftermath of a homeowner who tried to save a couple hundred dollars with a floor jack and a friend holding the gate. It doesn’t end well for the friend.
If the roller or hinge is wallowed out, call us at (361) 268-6253. We’ll show up with the right part, a photo-badged technician whose name and face you’ve already seen, and a written price before we turn a single wrench. Cole Rafferty runs the crew here, and his approach is simple: “Tell me exactly what it’s doing and I’ll tell you exactly what it costs.”
FAQs
In Austin, expect 5 to 8 years from a quality hinge and roller on a residential gate, and 3 to 5 on a commercial gate that cycles dozens of times a day. The heat hardens the nylon and the occasional freeze-thaw cycle works the pins loose faster than the mild-weather lifespan charts suggest. Call (361) 268-6253 if yours is past year five and starting to sag.
Sometimes, if the pin is solid and only the bushing is worn, we can press new bushings in and save the hinge body. But most of the time, by the time Austin homeowners notice the sag, the pin has worn an oval into the plate and the fix is a full hinge replacement. The call is free to make.
Most single-gate hinge and roller swaps in Austin take 60 to 90 minutes on site, including re-greasing and a full cycle test. If the gate needs to come off its posts for the hinge plates to be replaced, plan for two hours. Call us at (361) 268-6253 and we’ll give you a real time window when we quote it.
We keep the common FAAC S450H, S700H, and S800H hinge and roller kits on the truck, along with a range of aftermarket equivalents sized for most residential and light commercial gates in Austin. We also carry LiftMaster, Mighty Mule, and Ghost Controls parts so we’re not making a second trip for the operator end of the system. If your gate is unusual, we’ll measure it, match it, and schedule the install once the part is in hand.
